LOGISTICS AUSTRIA PLUS FUND I continues to expand its Austrian portfolio in the Salzburg area.

With the purchase of a logistics property in Lamprechtshausen near Salzburg, SOINI ASSET was able to strategically expand the open-ended special AIF, which was launched with IntReal Real Estate Kapitalverwaltungsgesellschaft mbH, in Austria.

“The property is fully leased to a leading non-food supplier who has chosen this location for the long term in order to intensify export and product service to Eastern Europe. With the Salzburg region, we occupy another market-relevant hotspot after Linz and Vienna,” explains Nino Stricker-Neumayer, Partner and Investment Manager at SOINI ASSET. “The notorious lack of space in the corridor between Salzburg and Bavaria means that long-term rental partnerships with export-oriented and innovative companies are now only rarely possible. We are all the more pleased with this result.”

The existing property is divided into 2,400 sqm of warehouse space, 685 m² of office space, a parking lot with charging facilities for electric cars and a total of 29 car parking spaces as well as two truck loading ramps on a plot size of 8,229 sqm. The building permit for a hall extension with a further 1,556 sqm has already been granted and was a decisive criterion for this transaction. In the course of the construction work, which will start soon, the heating technology will be changed from a gas central heating system to an innovative heat pump solution and the roof area will be additionally covered with photovoltaic panels. BREEAM certification of the property will be carried out after construction of the extension area. After completion of the hall, the property will comprise around 4,726 sqm of rental space, located just 22 km from the city of Salzburg. “Together with this Salzburg flagship company as a now long-term tenant, we have developed the concept into a fine logistics gem that is taking the leap into the ESG modern era. Thus, this development is ideally in line with our fund orientation according to Article 8 of the EU taxonomy,” says Oliver Soini, Managing Director + Partner of SOINI ASSET.
