The Karlsfeld municipality is located in the Dachau district, less than 20 kilometers from Munich’s city center. Highway B304, which connects Dachau to Munich, is one of the busiest roads in the district. The local economic environment and the Dachau surrounding area are characterized by industrial SMEs and well-known international companies from the automotive and aviation sectors.

SOINI ASSET acted as an investment manager to develop the property in Munich’s southern logistics region for portfolio sale. The site features a groupage freight and picking hall with 54 loading stations, a high-bay warehouse, a workshop, a vehicle maintenance hall and a four-story administration building. The property also has 80 car parking spaces, 34 parking spaces for trucks with towing units and 27 bus parking spaces.
